Terms of service and refund policy

These terms explain what Kuraib Advisory does for you, what it costs, when you pay, and when you get your money back.
The service
Kuraib Advisory helps owners of Dubai property obtain the 10-year UAE Golden Visa through the real estate investor route. We check your eligibility and documents, prepare and submit your application through a Dubai Land Department approved centre, arrange your entry permit, medical test and Emirates ID appointments, and keep you informed on WhatsApp until your visa is issued.
We are a private advisory service. We are not a government office and are not affiliated with Dubai Land Department, GDRFA Dubai or ICP. You can also apply directly through the Dubai Land Department.
Free eligibility check
Checking whether your property qualifies, and reviewing your documents before you commit, is free and places you under no obligation.
Fees
- Our fee: AED 2,990 for the main applicant and AED 1,500 for each family member.
- Government fees are separate. They are set by the authorities and paid to them at cost. We confirm them in writing before you pay.
- Not included: flights, accommodation, and health insurance for family members, which is required.
- We never add a charge you did not agree to in writing.
Payment
You pay our fee in full before we submit your application. We confirm the amount on WhatsApp before you pay and send you a receipt.
Refunds
- If the authorities reject your Golden Visa application, we refund our fee in full within 14 days of the decision.
- If you cancel before we submit your application, we refund our fee in full.
- Government fees are paid to the authorities and cannot be refunded by us. Any refund of those fees follows the authorities’ own rules.
- Our fee is not refunded if you withdraw after we have submitted your application, or if it is refused because of false or misleading information you gave us.
No guarantee of approval
Approval is decided only by the UAE authorities. No one can guarantee it, and our record of approvals to date is not a promise about your application. Rules, fees and processing times can change without notice.
What we need from you
- Genuine, accurate documents and information.
- Your presence in Dubai for the approved centre, the medical test and the Emirates ID biometrics.
- Ownership of the qualifying property, and health insurance, kept in place as the rules require.

Law
These terms are governed by the laws of the Emirate of Dubai and the federal laws of the United Arab Emirates.
